Advantages of Buying a Home in Fall/Winter

There are many opinions on when the best time to buy a home is. Although spring tends to be the most popular, buying in the late fall/winter months can be ideal for buyers to get the best deal. 


During these typically dreary months, there tends to be less competition in the market. This is an advantage for many reasons. Though these buyers will be more serious, you will be in a better position to get a better deal since there is less of a demand.


Also, you will be the center of agents’ attention. Real estate agents, mortgage brokers and even moving companies are ready and able to give you a quick and personalized experience.


This leads to a second major advantage: better opportunity to negotiate. At this time of year, homes tend to stay on the market longer. Typically, the deal you are able to get directly correlates to how long the house has been available. This gives you a chance to negotiate the sales price, closing costs and other added benefits.


Sellers at this point also tend to be worn out. According to Time.com, “Some sellers who put their homes on the market during the prime selling times of spring and summer might have been a tad overconfident by listing their homes for more than buyers were willing to spend.” This makes them eager and possibly even desperate to make a deal.

Helpful tips for Self Employed/1099 employees regarding qualifying for a Home Loan

Applying for a Mortgage when you are Self-Employed or a 1099 Employee


Obtaining a mortgage loan can be complicated in itself, let alone when you are a self-employed or 1099 employee. Yony from Your DMV Team is here with a few useful tips.




  1. Show your History

To start, you will need to show at least two years of employment history. You can do this with tax returns or a CPA letter confirming your employment. Also you will need to produce your business license. For an extra boost, supply your year-to-date profit and loss statement. Most businesses should have this readily available, but contact your CPA if not.


  1. Prove Increasing Income

Overall, you will be in a better position if you show increasing income year over year. A decrease in income greater complicates the procedure, as the underwriter will likely ask more questions and dig deeper into your finances. With an increasing income, the two numbers will be used to find an average. A decreasing income will take the smallest number of the two, creating a less ideal situation.


  1. Limit Your Write-Offs

For at least two years prior to buying a home, try to limit deductions from your taxes. Although it may mean you are paying more in the short-term, you will be able to show a higher income when applying for your mortgage.


  1. 1099 Follows the Same Guidelines

Remember, a contractor or 1099 employee is still considered self-employed. Therefore, you should keep these same tips in mind.

The Importance of School Ratings on Property Values


It’s no secret that school districts influence home buying decisions. In fact, a 2013 Realtor.com survey found that 91 percent of prospective buyers said that school boundaries were important in their search. Logically, this priority leads to a profound effect on overall property values.






The Demand for Good Schools


As home buyers continue to look for good school districts and include it as a main priority in their search, the overall home demand is greatly influenced. Many studies and realtors have found that school quality directly impacts the overall quality of the property.


The Realtor.com survey found that this demand is so high that buyers will make substantial sacrifices to ensure they wind up in a good school district. One in five buyers said that they would give up a bedroom or a garage for a better school. Similarly, one in three would purchase a smaller home to be in the right district.


In addition to making sacrifices on their home choices, home buyers are also likely to spend more in a good district. They oftentimes pay more per square foot in a good district than they would for the same home in a lower quality district.


As district quality fluctuates, property values follow suit. If a school starts to experience issues like low test scores, safety concerns or funding cuts, families begin to move to more thriving districts. If you decide to do the same, it may be more difficult to sell in your area, leaving you stuck in place or forced to sell at a lower price.


Families aren’t the only ones who consider school districts in their decision. Many young movers who have no children or immediate plans to start a family still want to be in a good district. They understand that the school has an impact on their overall property value, making it a secure long-term investment.


Community Impact


Property values are also impacted by the community as a whole. A large influence on the community is the success and involvement of the schools in the district.


Typically, a better school district boasts higher graduation rates. Therefore, the community is less likely to see high unemployment rates post high school. When the graduates recognize the impact that their quality education had on their life, they will likely stay in the community to raise their own family


Quality school districts also have more community involvement. From clean-up projects to school pride at the Friday night football games, happier communities lead to higher property values.


Wealthier residents can also be found in these communities, as they are looking for the better school districts for their children and overall investment. This allows for greater spending within the community, as well as a higher interest from commercial real estate to continue building housing, stores, restaurants and more.

VA Loans Help Service Members Purchase a Home with amazing benefits!

Purchasing a home can be overwhelming for anyone, especially when serving in the U.S. Military. The Veterans’ Administration (VA) offers a home loan program to help service members, veterans and surviving spouses make the process a little easier.


When a member of the armed forces applies for a loan through the Veterans Affairs Home Loan program, the VA guarantees a part of it, making rates lower and qualifications more broad. Among the benefits are no down payment or mortgage insurance. This allows for more opportunities for home acquisition and a chance to save for future expenses.


 Yony Kifle of Your DMV Team Realty recently met with Mike Ullmann of Movement Mortgage to discuss the options available through the VA and how to take advantage of them.


“VA loans are a lot more lenient,” Ullmann states, “The credit scores required are generally lower than other types of loans… [and] you can max out your budget quite a bit more than you could on a conventional or FHA loan.”


To be eligible for a VA Home Loan, you must meet a few criteria:

  • You must have satisfactory credit,
  • You must have sufficient income to meet the expected monthly obligations,
  • And you must have a valid Certificate of Eligibility (COE).
